Pricing, Pricing, Pricing

Pricing your home correctly is essential.  Price your property too low and the average buyer will think something must be wrong with the property.  Priced too high, buyers will know it is out of range compared to other homes sold in the area.

Preparing and Showing Your Home

First impressions count a lot. With a little bit of cleanup and a couple of "tricks of the trade", your home will be ready to go. Listing the home with many pictures of the inside and outside, putting your home in its best light, will help entice showings.

Offers received will be communicated to you immediately and we will discuss if a counter offer is advised. 

Time To Be Appraised

If a buyer is obtaining a loan in order to purchase the property, the lender will require an appraisal, which includes a visit to your home by a licensed appraiser. 

The Property Inspection Process

If a home inspection is completed, the buyers may send over a Request for Repair based on the inspection findings. Depending on what is requested, you can have the repairs done, provide the buyer with a credit in lieu of repairs, or do nothing at all. We can discuss which response is best depending on the particular situation.

Time for Closing

Once everything is in order and all documents have been signed by all parties and gathered by the title company and the buyer's funds are delivered to escrow, then the transaction will be ready to close.
